What does it take to build a retaining wall in Richmond?
Retaining wall construction in Richmond, CA means building a wall that holds back a slope, so you get level ground you can use and a bank that stops creeping toward your house every time it rains.
Most folks who call me have a slope that won't stay put, or an old wall that's done its time. What moves the price most is the type of wall, how tall and long it is, how much drainage it needs and how easy it is to get material and a crew into your yard. The schedule usually turns on whether the city wants a building permit and on getting the utility lines marked before we dig. The written estimate I send after looking at your yard puts your own numbers on all of that.
How do you know your yard needs a retaining wall?
Mud washing onto the patio
After a good rain you find dirt on the patio or the path below the slope. That usually means nothing is holding the bank, and each wet winter carries a little more of it downhill.
An old wall leaning out
A wall that tips forward or bulges in the middle is usually being pushed by wet soil behind it. Once it starts moving it rarely stops on its own, and it's far easier to deal with before it comes down.
Water seeping through the face
Damp streaks, a white crust or a steady drip on the front of a wall mean water is trapped behind it with no way out. Left alone, that water keeps pushing and washing out the joints until the wall gives.
Our retaining wall construction, from first sketch to backfill
Most wall trouble I've seen starts with water, so drainage goes into the plan from our first sketch, before we ever talk about block or stone. Then we sit down and talk through whether your yard calls for a heavier poured wall or a simpler stacked one. On the job, we mark the wall out, dig down and compact the ground so the first row sits on something firm, then lay drain pipe and gravel at the base and backfill and compact behind each row as the wall goes up. Packing each row is the part nobody sees once we're gone, and back in my carpenter days I learned the same thing about framing on a soft floor, because what's underneath decides whether the whole thing stays straight.
If the slope already has an old brick or stone wall on it, I'll look at whether masonry restoration can save it before we talk about tearing it out, since a sound old wall is often worth keeping. And once a wall turns a slope into a flat patio, plenty of people start thinking about a fire out there, which is where our fireplace installation work comes in.
Poured concrete wall
This is the heavier wall, poured in place on a footing, and it suits taller walls, tight spots along a driveway or a slope carrying real weight above it. We recommend it when the yard needs that strength, not as a default.
Dry-laid stacked wall
Block or stone stacked without mortar, with open joints that let water pass, suits lower walls, garden terraces and raised beds where the ground isn't pushing too hard. On the right slope it's all the wall you need.

What happens after you call about a retaining wall?
Here's how a wall goes from your first call to a cleaned-up yard, and who you'll be dealing with along the way.
Call or send the form
You reach us at (510) 369-4799 or through the form, and we get back to you to pick a time for a visit. A rough idea of how tall and long the wall needs to be helps us plan it.
Walk the slope together
I come out, look the job over with you and send a written estimate that spells out the wall type, its size and the drainage that's included. That lets you line it up against any other bid and see what each one leaves out.
Permit and utility marking
If you go ahead, we take care of any permit the job needs. Every state has the 8-1-1 Call Before You Dig service, which marks underground lines a few days before digging, so we build that wait into the schedule and dig carefully around the marks.
Build, backfill and clean up
Our crew digs, builds and backfills the wall row by row. The job isn't finished until the yard is cleaned up.
Why Richmond homeowners call us for retaining walls
The owner walks your yard
I'm the one who comes out to look at your slope and walk it with you, and I'm on site running our own crew while the wall goes up. The person who planned your drainage is the one watching it go in.
In business since 2013
I framed houses until a mason got me hooked on brick and stone, and I started this business in 2013. Thirteen years in, I'd still rather tell you a low stacked wall will do than sell you a bigger one.
Licensed for Richmond building permits
We're fully licensed and insured, which matters here because Richmond issues building permits only to property owners, their authorized agents and licensed contractors. A contractor has to show a state license card, a workers' comp insurance certificate and a current city business license, so feel free to ask to see all three.
When you're ready to plan your wall, send us the details or call (510) 369-4799.
Retaining walls, permits and hillside yards in Richmond
In Richmond, the city's Planning Division handles retaining walls as fence permit applications, and a wall 4 feet or taller needs a building permit on top of that. Every retaining wall in the city, in any zoning district, also has to meet the hillside grading and drainage standards in the city code, so the water plan isn't optional here. We pull the permit as the licensed contractor and set up the city inspections, and when we're not sure what the city wants for a wall, we ask before we start instead of guessing. We're based in Richmond and work across the cities around it, so if yours isn't on our list, just ask.
What I see most on jobs here is a sloped back yard behind an older house, often with a tired wall someone stacked long ago. We run into the same steep lots on jobs in El Cerrito and Pinole, and the fix is usually the same, a wall sized to the slope with a clear path for the water.
Questions about retaining walls in Richmond
Do I need a permit for a low retaining wall in Richmond, CA?
A wall under 4 feet can be exempt from a building permit in Richmond, but it still goes to the city's planning side, as I covered above. The city measures height from the bottom of the footing to the top of the wall, so a wall that looks short can measure taller, and the exemption doesn't cover a wall holding up extra weight above it or one that holds back certain liquids. The city's FAQ and its exemption handout word the 4 foot line differently, so for a wall right at 4 feet the city decides, and we ask before we build.
Which is better for my yard, a poured concrete retaining wall or a stacked one?
The better wall is the one your slope actually needs, and general design guidance says to settle that first, because a dry-laid stacked wall costs much less than a poured concrete one. I'll tell you which your yard calls for when I walk it, and if a stacked wall will hold, that's what I'll recommend.
What causes retaining walls to fail?
Most retaining walls fail because water builds up in the soil behind them and pushes, so every wall needs a way for that water to drain down and away. When you compare quotes, ask whether each one includes gravel backfill and drain pipe, and on a poured wall, weep holes, which are small openings through the face that let water out.
How much does a retaining wall cost in Richmond, CA?
A concrete retaining wall in the San Francisco area usually costs about $20 to $44 per square foot, which is the going rate in the market and not a price of ours. Where your wall lands depends on its type, size, drainage and access, and the written estimate I send after the visit puts a price on your wall.
How long does it take to build a retaining wall?
One industry manual says an experienced crew of three or four typically puts up 300 to 500 square feet of wall per day. You can use that pace to ask any contractor how many days your own wall will take, keeping in mind that the permit and the utility marking come first.
Do I need an engineer to design a retaining wall?
Sometimes, because the final design of a wall can call for other professionals to look at water, soil and foundation, settlement and compaction, earthquake conditions and overall stability. Ask any contractor whether your site needs that extra design work, and before the design starts you can look up your address on the state's EQ Zapp map to see if it sits in an earthquake hazard zone.
Masonry work that often goes with a wall
Masonry restoration
An old brick or stone wall that's cracked or crumbling at the joints can often be brought back, saving the cost and mess of tearing it out.
Fireplace installation
A level patio behind a new wall is a natural spot for an outdoor fireplace, built in brick or stone to match the wall and the house.
